1.      The person (the renter) who makes the booking accepts these terms and conditions on behalf of all members of the party and is responsible for all payments due by the party. By making a booking you confirm that you are at least 18 years of age and you have read these Standard Contract Terms and Conditions and agree to comply with them, also that you are acting with the consent of the party you are making the booking for.

2.      We take no responsibility for matters beyond our control, e.g. war, civil unrest, terrorist activity, industrial disputes, bad weather conditions and other circumstances beyond our control.

3.      Any damages caused whilst residing in the property must be replaced or paid for.

4.      The 20% deposit is not refundable. The renter may to take out a cancellation cost insurance.

5.      We cannot be held responsible for building work in the vicinity of the properties.

6.      Air-conditioning is not included in the rental price and have to be paid directly (except Adams Villa).

7.      The properties are ready for occupation on the day of arrival between 14.00 and 16.00 h and must be vacated by midday on the day of departure.  This enables to clean the properties for the next occupancy. If there is a gap in the change over rental period, guests may be able to stay in the properties until departure time but this must be pre-arranged with the landlords.

8.      Maid service once a week.

9.      No pets allowed.
